Becoming A Licensed Real Estate Broker

A real estate agent is a professional broker who helps sellers in order to sell their properties. The broker is an intermediary who must have a license in order to be able to assist the transactions; the real estate exam prep is also required for a broker to act as a true real estate agent who represents the buyer without having the power of an attorney. Therefore, he will not be able to make decision on his client’s behalf. He has no right to act like an attorney.

The broker will also assist the advertising and listing of a certain property and he will negotiate the final price. The closing records will be drafted by him. He will make money by different commissions but he has to obtain the real estate license in order to be able to gain the money in a legal way. Every country is likely to have its own specific licensing requirements. The training courses are to be followed in order to provide the agent with the real estate license prep and adequate training will ensure the professional development of these agents. Several methods are used during this training but all these methods will require intense studying over a certain period of time. There are many community colleges that are offering the real estate courses. Such programs can actually be completed by different classes that are to be taken for several weeks. The study resources should be maintained updated because the real estate tests are likely to change in time. The most current and proper advice should always be searched for when it comes to the real estate license prep. The book dates should also be checked because business change. The questions and their answers will become more and more difficult and the broker should look only for the study guides that are considered as current. Every person who is interested in becoming a licensed broker should study hard in order to pass the final test. Expertise and knowledge are always to be expanded and the broker should focus on the study materials that are designed especially for passing the final test.

If the broker considers taking a prep course, he should choose the one that has the best success rate; he can even choose to learn by himself but he has to be aware of the importance of a professional course and advice. Therefore, studying for a real estate license can become quite hard but the positive result will enhance the broker’s future career. You may be surprised to find out that there are millions of people in the United States that have a fear of tests. If you are one of them then you shouldn’t feel alone. Plenty of preparation and strong study habits are all you need to score an A+ on that piece of paper.

 

How to Prepare For the Real Estate License Exam

 Taking and passing the real estate exam is crucial for those of you that hope to become a licensed agent. While the questions asked on the exam are left up to your local commission, they are in most cases, comprised of multiple choice questions that are easier for students and easier for teachers to grade.

 

There are a few things that you should plan to take to the testing facility with you, and those items are:

 

  • Two to three sharp pencils with good erasers.
  • A good basic calculator. Graphing calculators are usually not allowed.
  • Plenty of blank paper for scribbling and problem solving.

 

You will want to make sure that you get plenty of sleep the night before your big day. Numerous studies have shown that a well rested person tends to score higher on exams than a person who was up late studying. I typically recommend that you get at least eight hours of sleep, although nine to nine and a half hours would be even better.

 

On the morning of your testing day, try to make a little bit of time to review the information that you have studied up to this point. Consider this to be somewhat of a quick refresher course, just to make absolutely sure that you are ready for the questions that will be asked.

 

Some medical studies have proven that drinking a cup of coffee before taking your exam will help you score a passing grade. Why? Because caffeine makes your brain more alert and responsive. This increased alertness allows you to focus more on each problem .

We all have our own methods of preparing for tests, but these simple tips combined with your devotion and hard work will help increase your odds of high score. Hard work and a little confidence are all you need to go from your tired old job to an exciting new career in real estate!

You do not need a real estate license to sell real estate…unless you are representing another party and receiving compensation for it. That is the law in most states. The sellers and buyers are excluded from the law, thus the FSBO.

As a real estate investor, you must be careful on how you transact your deals. If you are using an agent now, or if you are buying directly from a seller, then you are okay.

If another investor or a friend calls you and asks you to sell their property by getting a buyer, please be careful that you are not acting as a realtor. Or if a friend owns an apartment building and asks you to manage it for him, you will be acting as an agent if he is paying you. One of his disgruntled tenants may report you?
As an investor, if you want to manage your own properties and or sell them, you are lawfully permitted. For the most part, anything that you do for yourself is permitted.

Now here is where you have to watch what you are doing. As you advance as a real estate investor and want to get involved with assignments, you must learn to do it correctly within the exclusions of the real estate laws.

As a real estate investor who wants to do assignments, you may do with a realtor who understands the whole transaction. You and or your closing company need to sit down with the real estate agents and sellers, and explain it to them. The transaction is simple…if you understand it.

To those that do not understand, it may seem suspicious? So take the time now so it can be explained in the future to all the involved parties. You don’t want a nice deal falling apart later?

The mechanics are as such…the real estate investor agrees to purchase the property from a seller with the ability to be able to assign it. The real estate investor now has an equitable interest in this property.

The real estate investor now becomes the seller, in that he is selling through an assignment process his equitable interests within the property to a new resale buyer. For an assignment fee, the difference between the buy and sell price, is paid to the real estate investor by the resale buyer in exchange for the rights to the original agreement of sale between the seller and the investor.

It may appear to sound complicated, but trust me, after you close the first one and you have a nice check in your hand, it only gets easier. A good agent and closing agent make for a smooth closing.

Why not just do it the traditional way you ask? Very simply, it is faster and has much less costs involved to the real estate investor. Many end lenders have a seasoning time of 6-12 months. This means that if a real estate investor buys a property, that a conventional lender will not loan money on a resale for at least 6-12 months after purchase. Ties up the investors money for up to a year, and adds additional holding and closing costs.

With an assignment transaction, you can turn many more properties without tying up monies. This means that you get paid faster and not have to worry about a changing real estate market. Your agents will also earn more money.

Getting a Real Estate Brokers License

It was not too long ago that I took the exam to become a licensed California Real Estate Broker. I didn’t really have any prior real estate experience, but I knew that having a real estate license couldn’t hurt. I made the decision to get the license my last year in college. A few of my friends had salespersons license, and I wanted one too. I went online to figure out what was needed to get one, and I found out that a broker’s license wasn’t much harder to obtain than a salespersons license, and I could still act as a salesperson if I wanted.

Getting a Real Estate Brokers LicenseI found that the requirements to become a licensed California Real Estate Broker were that you had to either have two years experience as a real estate agent (this meant getting your salespersons license first), or you could simply have a four-year college degree. Since I was going to graduate in a few months time anyway, I figured I would just delay getting my license until I was eligible for the broker’s license.

There were a few more requirements to get the license. You had to take about eight classes, pay a fee, pass a background check, take some fingerprints, and of course, pass the exam. The classes were a joke. I only needed to take a few online because I had already completed several throughout college (accounting, econ, law, etc.). The online classes were very simple. You pay a fee, get a 500-page book, then you have three opportunities to pass a 100-point multiple choice open-book online test. A passing score is 60 or above.

The fee to apply for the license and exam totaled around $200. Not a bad price, but then you have to factor into account the price of your classes and study material. The application was pretty simple, just had to fill in a bunch of info about myself and list any felonies I had on my record. Thankfully my record was clean and thus the background check went fine.

After I sent in my application, I was told I had to get my fingerprints taken. This cost me nearly another $100 for the Live Scan. I guess they take digital fingerprints that they can save in a database. If you are wanted fugitive, you might not want to apply to get your brokers license.

Finally, I was allowed to pick a test date. The test is an all-day event. If you have a full-time job, you will need the entire day off. I went in at 8:30 in the morning and walked out by about 3 in the afternoon. The test was quite difficult and I wasn’t convinced that I had passed when I left. The study guide I had used to prepare definitely came in handy; I definitely would have been in trouble had I not used it. About a week later, I checked the results online and found out that I passed! Anything over a 75% is passing, and they don’t tell you anything but that you passed.

It took a few more months for the last of the paperwork to get processed, but I was finally given my license, relieved that the whole process was over.
