If you’re among the thousands of people who got a real estate license when the market was hot, are you starting to think it might not be as easy to make money as it looked back then?

According to the 2007 Real Estate Trends Report, there is one licensed Realtor® for every 90 Americans. There couldn’t possibly be enough work for all of you, especially in today’s real estate market.

With such a saturated market of Realtors, it’s hardly surprising that they aren’t making much money either. According to Realtor.org, the median salary for a sales agent in 2004 was $37,600 and for 2008 that number is down to $31,000. For newer agents, salaries can be as low as $13,000 a year.

Instead of heading to McDonalds® for an application, (a manager at a fast food restaurant earns $30,000 to $35,000 per year and doesn’t have to work 24/7) if you’re not making your fortune as an agent you might consider a career in home staging.

Home stagers can grow their businesses regardless of whether the real estate market is hot or not, because people will always want to make more on the sale of their property. And in a buyer’s market, they need our help even more, if they want to sell quickly.

Even the FSBO (for sale by owner) market is open to us as home stagers. The same sellers who don’t want to pay real estate commissions, and instead try and sell their homes privately, will invest in home staging services to decorate their home to sell faster and for more money.

As a real estate agent, you already know the real estate market and you’re probably used to giving home owners tips on getting their homes ready to sell. I hope you’re not making the fatal mistake of staging your vendors’ homes for free as an added service.

You could actually be making more money on giving staging advice than you do right now in real estate commissions!

In my second year as a home stager I was making up to $10,000 a month staging my clients’ homes and that was starting from the ground up without a real estate license. It’s interesting to note too, that the majority of these home sellers hadn’t chosen their agent yet when they hired me. Had I had a license I would have had many of those listings myself rather than recommending them to other agents.

If you’re a real estate agent accustomed to driving around all day showing properties and not getting paid until you actually sell something, the income you can make as a home stager may surprise you. For example, $300 to $600 is close to industry standard for a home staging consultation, depending on where you live.

Assuming the low end, at $300, if you were to do four of those a week, that’s over $60,000 at the end of the year. At the high end you could be making $124,800 a year and that’s just doing home staging consultations where you walk around the client’s home and give them staging advice so they can do the rest of the work themselves.

Now, let’s assume only a quarter of those consultations turn into full blown staging projects. You’ll earn another $4,000 to $8,000 per month, or between $48,000 and $96,000 a year on top of the consultation fees you were already making! And you don’t have to share any of that income with a broker.

If you’re making less than the average fast food restaurant manager, watching your meager income get eaten up by fees and large advertising budgets and you’re tired of being on call for your clients 24/7, isn’t it about time you started looking at other options that leverage the real estate knowledge you already have while allowing you to make double or triple what you’re earning now?

If you are interested in a real estate school, you should first check with the licensing requirements in your state. The state may also have a list of approved schools and in many cases all are dying for more students.

If you have no luck there, visit a local real estate office. There are many schools run by real estate companies with leased tape programs. They run these schools mostly as a recruiting tool, but they can’t require that you go to work for them after you get your license. I would suggest that you renew your search for local real estate schools first. There may be one in the back room of a real estate company that isn’t listed in the phone book. Also check with community colleges — most offer the basic courses to meet prelicense requirements. Some even offer classes online. Another suggestion is to contact the state licensing
agency. Most maintain a list of real estate schools in the state.

If you really can’t find a school to start with and you want to start studying on your own I would recommend you start with some general books on real estate law. Law is kind of the basis for most of the rest of the courses and you’d be better off tackling it first. Plus, many students find the law portion of their real estate studies to be harder than most of the rest. So if you have some general background, even if your knowledge is incomplete, you will be a leg up when you do finally get into class.

Buying a home is the most expensive purchase most people ever make. It stands to reason that you would like to know that your agent is doing their best for you. Here are 10 red flags that tell you they’re not.

1. “Well I had some clients before, but they were all jerks.”

Beware of an agent who trash talks *everyone* they’ve ever represented. It’s kind of like the people who have had a string of “crazy ex’s”. Eventually it might become obvious to you that you’re going to be the next “jerk” that they complain about to their next client. You also have to wonder what they are doing in this profession if they aren’t enjoying many of the people they work with. Even if the agent’s previous clients *were* all jerks, it hardly makes them look good to be bad-mouthing them to other clients who will then wonder if they’re going to get the same treatment.

2. “Sorry I haven’t gotten back to you in the past week; things have been crazy.”

How long does it take to dash off a short email telling clients what’s going on with their house hunt? Is a 5 minute phone call that lets the clients know that things are rolling ahead (or that there’s an issue that needs addressing) really that hard? There’s nothing wrong with an agent who sets specific times to send and return calls, emails, faxes, etc., but an agent who doesn’t set expectations and then meet them is not likely to be doing their best for you.

3. “Um, well that’s not exactly legal… But don’t ask, don’t tell, right?”

Agents that engage in illicit activities, whether or not they benefit you, are not people you want to deal with. First, it’s unethical. Second, it could land both the deal and you in hot water. At best, you might not close on the home. At worse, you could be implicated in the crime that the agent committed on your behalf.

4. “I don’t really like to advise clients. You should do your own research.” OR “I dunno.”

An agent who doesn’t answer questions or give advice to their clients is not doing their best. While an agent may suggest that you find out as much as you can concerning home purchases and what you’re looking for in a home, they should also be happy to share what they know with you. They should have nothing to hide about the house hunting procedure or what to look for in a home. Sometimes an agent will not know the answer to your question and that’s OK. What’s not is a flat statement of not knowing and nothing further. The right answer is, “I don’t have enough information to give you a good answer, but I’ll see what I can find out for you.”

5. “Use this guy. I only work with him for lending/home inspections/etc..”

Agents that insist that you use a particular affiliate are probably getting a cut of the fee you pay the other guy. This doesn’t say much for their integrity and you are not required to use anyone that the agent ’strongly recommends’. You should use the professionals that you are comfortable with. An agent can certainly recommend people who will provide good service, but should not insist on them.

6. “Well, it’s been fun, but I have to go to my job at 7-11 now.”

Nothing against the people at 7-11, but your real estate agent needs to have their priorities in line with yours. An agent who depends on real estate for their living is going to be a lot more committed to you and your goals. One whose income is mainly derived from another line of work may have priorities that don’t involve you closing on a house.

7. “Oh, that house isn’t listed with my brokerage, which is why it isn’t on our list.”

Your agent should be dedicated to making YOU happy, not the brokerage. Sure it’s icing on the cake if the house you fall in love with happens to be listed with the agent’s brokerage, but this should not be the defining criteria the agent uses to draw up a list of homes for you to look at.

8. “Well, I had a license, but its expired now. But, hey, once you know this stuff, you know it!”

Agents should have up-to-date real estate licenses. The agent could be putting your home purchase in jeopardy by representing you without a valid, current license.

9. “Don’t worry; I’m sure the house is fine. The toilet probably just got clogged.”

Your agent should disclose all problems they have noted about the house, even if it means that you won’t buy it. Your agent needs to be working for you, not to close at the earliest opportunity.

10. “$#&*! @&()! #*(%&*#(!”

Agents should be professionals. Swearing, talking down to you, treating you like an idiot are all signs that you should ditch this agent fast. Professional does not mean that they should be hitting you over the head with the idea that they know more than you about real estate. Even if you are a first-time home buyer, the agent should be treating you like an equal and behaving in a professional manner, towards you, other agents and home sellers.

There are probably ten thousands Hustlers selling “Real Estate Courses” online. You have probably seen many of these yourself.

They used to exist only on the off hour television infomercials; the various pitch people endlessly telling you how you are going to make hundreds of thousands of dollars with no money down, even though you never worked in the real estate field, and you are currently unemployed!

Product licensing can be a great way for inventors to get their products into the marketplace without having to spend time and money marketing and distributing them. When it comes to product licensing, there are many pitfalls that can befall even the most experienced inventors, so it’s important to do your homework and follow tried and true advice for getting your products licensed to major manufacturers.

Research potential licensees. Smart inventors have licensees in mind while their products are still being created. As you start to develop your products, come up with a list of manufacturing companies that would want to license these creations. A list of two or three manufacturers won’t cut it; you should have several dozen potential licensees on the list so that you can research each of them and come up with the best licensing agreements for your own needs. You can find potential licensees by attending trade shows or by visiting online databases that house this type of information. If you get to the stage where a company wants you to present your idea to them formally, get to know everything you can about the company. Your pitch should show executives that you understand the company’s mission, existing products, and target market.

Know your field. If you want to successfully license your products to manufacturers, you need to be an expert in your field. You should know who’s in your target market, what other companies are producing similar products, what the potentials are for sales and revenues, and related information. Potential licensees will expect you to know this information, so you should be prepared. If you don’t know this information like the back of your hand, you may get taken advantage of or have your products turned down by potential licensees.

Work with an attorney. A smart inventor never shares information about his or her products without having legal representation. Ideally, your products should be patented before they are submitted to any manufacturer. If a manufacturer requests that you sign any sort of nondisclosure agreement, have your intellectual property attorney review it. The money you pay in legal fees will be more than recouped if you are able to avoid the theft of your work or other legal issues. You should also work with an attorney when the time comes to negotiate a license so that you can get the most out of the licensing agreement.

Follow submission rules. Most manufacturing companies that work directly with product inventors have submission guidelines in place for when an inventor wants to submit a product for possible licensing. Make sure you follow these guidelines. If you don’t, your submission could be rejected and you’ll lose out on the opportunity to have a major company license your product.

Follow up. If you’ve sent marketing letters to each of the potential licensees on your list, you should follow up with them about one month after you send the letters. When you contact the companies, one of several things could happen. They may tell you that they have not had a chance to review your submission yet. If this happens, ask for a date that you could call back and follow up again. This accomplishes two things. One is that you have a planned date to call back so you don’t need to guess if it’s too soon to call. The other is that the person will be expecting your call and you may have an easier time getting through the barrier of a receptionist or administrative assistant. This may make following up on your submissions less of a hassle.
